A construction lien is a lien placed against a piece of real property that has been improved by a contractor, a sub-contractor, or a materialman. Any of those parties, if they feel like they have not been fully compensated for efforts they provided, can record a lien. There is an entire statute that drives this mechanic’s lien process. It’s strictly construed, and so it’s important that whether you’re on the contractor, or subscription-contractor, or materialman’s side, or whether you’re on the homeowner’s side, you strictly abide by the statute. And you should definitely consult with an attorney who’s familiar with Chapter 558.
